Project Scope
- Seven years of continuous construction -
During the first seven years of the program, the initial development phase, our goal is to create three master neighborhoods at Fort Sill, each containing 400 to 700 homes. Two neighborhoods will consist of existing homes and one neighborhood will be made up of newly constructed homes. More than 430 new homes will be constructed and every existing home will be improved.
Existing homes slated for later demolition and re-development will be renovated to make them comfortable for residents until the time when homes will be replaced. Renovations will include such things as upgraded kitchens, carpeting, vinyl flooring, new electrical fixtures and plumbing hardware.
The majority of existing homes at Fort Sill are between 50 to 140 years old and range in size from size 1,216 to 1,750 square feet. Homes in the Patriot Estates Housing Area are less than 5 years old and are an average size of 1,600 square feet. Picerne Military Housing's new construction will average 1853 square feet and will consist of three and four bedroom homes featuring 2.5 baths, a separate dining room, family room, breakfast nook, safe-room and storage.
We have gone to great lengths during the planning phase to ensure that neighborhoods are designed to create ideal home counts so that each family will receive personalized service from dedicated neighborhood and maintenance teams.
These teams will eventually be located in the Neighborhood Center at the "heart" of each of the three neighborhoods. The Neighborhood Centers include amenities such as a swimming pool, fitness center, computer lab, lounge area, community room, maintenance facility, playground, picnic area and other open spaces for community activity. In addition, each neighborhood will be connected by an extensive trail and park system.
The partnership is for the long-term and will focus on the sustainability of housing and enhancing the quality of family and community life. Construction will be focused on safety, low environmental impact and reduced disruptions for families. Continual upgrading and replacement will take place throughout the next 50 years.
